Buying a home is a stressful event for a lot of people. However, with some up-front planning, it isn't too difficult. I like to give buyers an overview of the entire deal so they'll understand exactly what they can expect. These are my nine steps to buying a home.

Step 1 – Prepare to purchase a home
Before you start looking for a home, there are a lot of things you'll want to do. When you begin your search, you'll want to make an index of features you need, get an idea of what neighborhoods and school districts you want to live in, and start planning around your budget. Ensuring your mortgage payment is around 1/3 of your net monthly income is a good rule of thumb to adhere to.

Step 2 – Talk to a real estate agent in Avondale

Step 3 – Begin your home search
After our initial meeting, I'll start finding houses on the market that meet your needs. I'll preview most of the homes and eliminate the duds, and then we'll book appointments to view the houses at a time that's convenient for you.

As we view homes, I'll call attention to good features and negative ones. I'll even ask you to tell me about things you like and dislike. It's common for buyers to change their list of must-haves as we view homes and some items become far more necessary than others. If such is the case, I'll look through all the listings again and narrow it down to the house you've been dreaming about.

Step 4 – Get a feel for the market
Your agent's awareness of the Avondale housing market is a crucial element in your house search. And I can assure you I'm familiar with all the neighborhoods and schools, and I can let you know some areas are "hot" and warrant prompt action and the ones that are "cool" and allow for thoughtful examination.

When we view houses, I'll be sure to tell you when the asking price has room for negotiation and also when I know the house is "priced to sell." When working with an agent, be on guard and make sure you ask lots of questions. Every real estate agent will convince you they truly know the market. Step 5 – Find the home you've been looking for
I'm certain we'll find your dream home in Avondale. When that happens, I'll meticulously develop your real estate purchase offer. The offer will be tailored with your needs in mind, including a lot of contingencies, such as obtaining financing, completing the home inspection, and a clean title.

This is a cash deposit given to the seller to secure the offer to buy the property, and it's typically put towards the cost of closing. If your offer is accepted by the seller, we should close within 30 to 60 days after. This allows enough time for your mortgage financing.

Step 6 – Negotiate the deal
A lot of contracts don't close on the beginning offer. It's very common to receive a counter offer. But don't let this alarm you. We'll discuss whether or not to take the counter offer, present our own counter offer, or decline the seller's offer and move on.

The state of the market will play a big part in how aggressively we negotiate the contract. We'll also work within your financing budget. And when it's all said and done, we'll put together a deal that works well for you.

Step 7 – Secure financing
After we sign the final deal, you'll start working with your mortgage lender to close the loan. It shouldn't take long at all if you're pre-approved, but you'll need to stay in close contact with your lender. And I'll sort out all the property information your mortgage lender needs to close the loan.>

You'll get a Good Faith Estimate (GFE) outlining your closing costs from your mortgage lender within three days of taking your loan application. This estimate is based on the loan amount, and RESPA requirements require that it has to include all closing costs and be within a tight range of accuracy. I'll go over the estimate and let you know if everything looks permissible.

Then it's time to close on your house. This will likely take place at a title company or escrow office and will likely be a smooth and stress-free occurrence.

Step 9 – Move in
